Preliminary Plat and Commercial Site Plan Review to construct nine condominium office <br /> units in three buildings at 2525, 2535 and 2545 Shadywood Road. <br /> Units 1 through 6 facing the southeast will have a walkout lower level. Units 7 through 9 <br /> will be slab on grade. The change to a condominium form of ownership necessitates the <br /> reconfiguration of the existing three lots to three new lot configurations, with one <br /> building on each lot. <br /> The buildings are designed in a residential style to blend in with the surrounding uses. <br /> The buildings will have a gross square footage of 26,222 SF. The office condominium <br /> product has a documented parking criteria that is less than a sunilar sized rental office <br /> project. We have worked closely with city staff to determine the appropriate level of <br /> parking for the project, and staff is recommending that we provide 78 parking spaces. <br /> The site does contain the staff recommended parking count. <br /> We are providing a water quality pond in the western portion of the site to meet water <br /> quality and rate control requirements prior to discharge of the storm water into the <br /> existing wetland in the western portion of the site.
