Because this is a Class III subdivision, this initial <br /> review is a sketch plan review. Preliminary review of the site plan for development of <br /> the lots is also re uested. <br /> Staff Recommendation: Planning Department Staff recommends the sketch plan and <br /> preliminary site plan be forwarded to Council with any recommendations the Planning <br /> Commission finds ap ro riate. <br /> Pertinent Zoning Ordinance Sections: <br /> For Sketch Plan: <br /> Sec. 82-85. Sketch plan. <br /> (a) Purpose. The sketch plan is an initial presentation of the subdivider's intention <br /> and serves as the basis for conceptual discussion between the city and the subdivider <br /> and provides beneficial savings for the subdivider. <br /> (b) Requirements. A sketch plan review may be completed for all class I and II <br /> subdivision applications.A sketch plan review shall be completed for all class III <br /> subdivision applications prior to the city's accepting any preliminary plat <br /> applications. <br /> (d) Sketch plan review and recommendations. <br /> (1) Sketch plan review. The planning commission shall study the sketch <br /> plan,taking into consideration the requirements of this chapter and the best <br /> use of the land being subdivided. Particular attention will be given to the <br /> location, arrangement and size of lots,parkland dedication,the further <br /> development of adjoining lands as yet unsubdivided, and the requirements of � <br /> chapter 78 and the comprehensive municipal plan. <br /> (2) Recommendations to the subdivider.
