The <br /> proposed horne will blend with the adjacent newly constructed homes and fit <br /> with the existing homes in the area. <br /> The design takes into consideration numerous items, specifically the drainage <br /> between both adjacent homes. We feel Iocating the garage on the east side of <br /> the house allows us to better control the drainage along both sides of the lot. <br /> Also moving the detached garage from the east to west side helps better <br /> � control to driveway run off. Along with the compact design of the structure, <br /> the location on the lot and over all design detail, we feel the character has <br /> been thoroughly considered. <br /> 4. "Economic considerations alone shall not constitute an undue hardship if <br /> reasonable use of the property exists under the terms of the Zoning Chapter" <br /> The undue hardship is caused strictly by the utility easement location and lot <br /> width and size of the property. <br /> The design that we are presenting represents our best attempt at building <br /> within the official control. We feel there is no reasonable use under the terms <br /> of the zoning chapter. <br /> 5. � "Undue hardship also includes. But is not limited to,inadequate access to <br /> direct sunlight for solar energy systems. Variances shall be granted for earth <br /> sheltered construction as defined in Minnesota Statutes, Section 116J.06 Subd. <br /> 2, when in harmony with this chapter" <br /> This section does not apply. <br /> 6. "The Boazd of Appeals and Adjustments or the City Council may not permit <br /> as a variance any use that is not permitted under this Chapter for property in <br /> the zone where the affected person's land is located." <br /> This section does not apply. <br /> 7.
