The variauces being requested include the following: <br /> . 1. Street setback for the house of 18 feet where a 12-foot setback currently eaists and a 30-foot <br /> setback is required. <br /> 2. Maintain a side setback for the eaisting garage of 9.1 feet when a 10-foot setback is required. <br /> 3. To have 29.8 percent hardcover in tlie 75-250 foot zone when 25 percent is allowed and 303 <br /> percent currently eaists and to allow the 0-75 foot zone to remain with 9.0 percent hardcover. <br /> The applicauts are proposing this as a remodel,not a rebuild. One of tl�eir goals is to be able to retain <br /> the nonconforming poo]which is partially withiil the 0-75 foot zone and contributes to eacess <br /> hardcover on the site. <br /> Staff recommends the Planning Commission table tl�is a�plication after providing tl�e applicants with <br /> direction regarding the following issues: <br /> 1. Whether this should be considered a total rebuild; <br /> 2. Whether there is justification based on the eatent of the project to require a conforming 30- <br /> foot street setback instead of allowing a second stoiy at the 18-foot setback; <br /> 3. Whether tl�e applicants should be granted a hardcover variance to be allowed to keep the pool, <br /> given that it is nonconforming and partially in the 0-75 foot zone,and that it is the priml�y reason for <br /> excess hardcover on the site; <br /> PAGE 17 <br />
