Workers while replacing <br /> the patio doors on the deck fell through the deck as it gave way. The deck was dangerous and <br /> hazardous for use in it's existing state. We were unable to salvage the original deck as neither <br /> the decking nor the structure were re-usable. The existing deck was replaced with a smaller <br /> deck that functions to seat 4-6 people and primarily as access to the Lake. The deck also <br /> provides as an emergency exit from the lake side of the house. <br /> Discussion points: <br /> 1. The original property was allowed to be constructed too close to the property line, not <br /> meeting current city ordinance. This is the primary cause of the current setback issue. <br /> 2. The original property was not constructed parallel to the property line. <br /> 3. The hardcover with the change of the deck was actually reduced, as the deck size is <br /> smaller than the previous deck. <br /> 4. The Previous deck encroached into the neighbor's land (996 North Arm Drive). The new <br /> deck is smaller and has been pulled back. <br /> 5. The property is at the lowest spot in the neighborhood, thus introducing water drainage <br /> and flooding issues during spring and heavy rain season. <br /> o We had to spend significant resources in installing drainage system in the yard to <br /> carry the run off water coming to our property from the street and neighbors' <br /> yards to the city installed street drainage system. <br /> o Yard and landscaping system was installed around the house to move the water <br /> away from the house and to the city installed street drainage system. <br /> o All sloping work was done to work the water runoff away from the lake. <br />
