ORONO PLANNING COMMISSION <br /> Monday,November 20,2006 <br /> 6:00 o'clock p.m. <br /> (#06-3246 HIGHLAND BUILDERS,CONTINU�D) <br /> Kempf stated he is in agreement that the house should not protrude past the average lakeshore setback and <br /> that in his opinion some of the nicest views of the lake could be obtained by constructing a corner of the <br /> house at a 45-degree angle. . � <br /> Morris stated the proposed design of the house and the reason for the setback variance is that they are <br /> trying to be conscious of the configuration and the size of the lot. Morris stated in this price range a <br /> detached garage is not a very good option and that they would prefer to have an attached garage without <br /> impacting the neighbors. Morris stated this is the last lot in a siretch of five lots to be developed and that <br /> the two new homes are not in their original position. <br /> Titler commented the structure he tore down was further back of the average lakeshore line. <br /> Morris stated they are trying to do the best they can to design a house that will fit within the buildable <br /> area,which is approximately 1800 square feet. <br /> Rahn inquired whether the applicant was aware of the average lakeshore setback prior to designing the <br /> house. <br /> Morris stated it is more of an issue with the grading because everything drains from right to left down to <br /> the lake. Morris stated they are attempting to reduce the need to do a lot of grading on the lot. <br /> Kempf stated there are options for reasonable use of the property without the encroachment into the <br /> average lakeshore setback. <br /> Morris stated given the location of the easement and the size of the home,the hardcover is at 31 percent <br /> and inquired what amount of hardcover the Planning Commission would like to see for this lot. <br /> Bremer stated the Planning Commission is not going to give the applicant a definite hardcover number to <br /> meet. Bremer stated she prefers to see 25 percent hardcover on new construction but that there might be <br /> some characteristics unique to this lot that can be demonstrated which would justify a higher hardcover <br /> number. <br /> Kroeger moved,Kempf seconded,to table Application#06-3246,Mary Jo Peterson,4205 North <br /> Shore Drive.
