MINUTES OF TAE <br /> ORONO PLANNING COMIVIISSION <br /> Monday,September 18,2006 <br /> 6:00 o'clock p.m. <br /> (#06-3224 Thomas and Rebecca Lowe, Continued) <br /> Jurgens stated he would be in support of 35 percent hardcover but would not be in support of a height <br /> variance. <br /> Sharratt stated they would review their plans to see if the hardcover can be further reduced. <br /> Rahn moved,Kroeger seconded,to approve Application#06-3224,Michael Sharratt of Sharratt <br /> Design and Company,on behalf of Thomas and Rebecca Lowe,3295 Carman Road,granting of a <br /> lot area variance and granting of a hardcover variance for the 75-250 foot setback zone for <br /> hardcover in an amount less than 40 percent,subject to the condition that the plan meets the <br /> approval of the City Engineer and further subject to the conditions of Staff. <br /> VOTE: Ayes 3,Nays 0,Jurgens and Kempf opposed. <br /> Kempf noted if the motion included the requirement of relocating the house 3.5 feet closer to the street,he <br /> would have voted in favor of the motion. <br /> 2. #06-3227 LOREN BUTTERFIELD AND BRIAN McDONNELL,3940 WATERTOWN <br /> ROAD,SKETCH PLAN,6:42—7:08 P.M. <br /> Loren Butterfield,Applicant,was present. <br /> Curtis stated the applicant is requesting a sketch plan review for a three lot residential plat of property <br /> within the RR-lA district,which requires five acres of dry buildable area per lot and 300 feet of width per <br /> lot. The proposal consists of a lot line rearrangement between 3940 and 3850 Watertown Road to add <br /> acreage to 3940, followed by a split of the resulting enlarged 3940 into two�ve acre lots. The new <br /> vacant northerly lot is proposed to use an existing undeveloped platted 33 feet wide right-of-way for <br /> access. <br /> No formal action is required by the Planning Commission at this stage of the application but the Planning <br /> Commission should provide direction to the applicant on the issues outlined in Staff's report. <br /> Butterfield distributed photographs of the property to the Planning Commissioners. <br /> Bremer inquired whether the applicant had anything to add to Staff's report. <br /> Butterfield stated they would like to develop these two lots for sale purposes. Butterfield requested the <br /> five-acre lot not be considered a back lot. <br /> Jurgens inquired whether there is a proposal to improve the road. <br /> PAGE 5 <br />
