MINUTES OF THE <br /> ORONO PLANNING COA�IlVIISSION <br /> Monday,July 17,2006 <br /> 6:00 o'clock p.m. <br /> (#06-3206 Ken and LoriJean Anderson,Continued) <br /> Kroeger stated he would like to see the deck reduced to what Staff is proposing. <br /> Danbury commented they are not building a new deck but requiring him to remove a portion of the <br /> existing deck. <br /> Bremer stated the Planning Commission is a recommending body and that the City Council has the final <br /> say on the size of the deck. <br /> Danbury stated it is a likely possibility that the property owners will only remodel the house and not do <br /> the second story in order to retain the deck. <br /> Bremer moved,Kempf seconded,Application#06-3206,Ken and LoriJean Anderson,4225 Forest ' <br /> Lake Drive,recommending approval of Plan A,subject to a further reduction of the deck <br /> resulting in a ma�mum depth of 15 feet,which includes seven feet under the overhang. VOTE: <br /> Ayes 5,Nays 0. <br /> 4. #06-3208 RYAN COMPANIES US.INC.,SE CORNER OF WEST WAYZATA <br /> BOULEVARD AND OLD CRYSTAL BAY ROAD,CONDITIONAL USE PERMIT AND <br /> COMI��RCIAL SITE PLAN REVIEW,6:42 P.M.—7:45 P.M. <br /> Genevie McJilton,Mark Nordland, and Jeff Kupka of Ryan Companies and Steve Swanke from RLK <br /> � were present. <br /> Turner stated the applicant is requesting approval of the preliminary plat of a Class III subdivision of four <br /> industrial lots. Approval of the site plan and conditional use pernuts for development of the lots is also <br /> requested. This application appeaxed before the Council at their July 10 meeting and Council's primary <br /> concerns were drainage,right-of-way width for the new street,and landscaping at the northeast corner <br /> site. . <br /> Turner stated the preliminary plat provides only a 50-foot right-of-way for the street and City code <br /> requires a 70-foot right-of way. While the 32-foot wide roadway can easily be accommodated in a 50- <br /> foot right-of-way,there are additional improvements to be placed in this right-of-way. The sewer and <br /> water will be under the roadway but the gas,electric,telephone and cable lines and also possibly the <br /> sidewalk and streetlights would need to be located within the right-of-way. There would also be ten feet <br /> less green space on each side of the road with a 50-foot right-of-way. <br /> Turner stated there was disagreement regarding access points,with the applicant providing a traffic study. <br /> The City Engineer has reviewed the applicant's traffic study and is no longer recomrriending the Wayzata <br /> Boulevard be restricted. The conclusion following the traffic study is that the current driveway could be <br /> utilized and that the applicant should review the design of the access to ensure it will function properly. <br /> PAGE 7 <br />
