MINUTES OF TFIE <br /> ORONO PLANNING COMMISSION <br /> Monday,July 17,2006 <br /> 6:00 o'clock p.m. <br /> 2. #06-3184 PAITL THOMAS HOMES ON BEHALF OF MAUREEN A.BRECKMAN,2695 <br /> CASCO POINT ROAD,6:21 P.M.—6:27 P.M. <br /> Paul Vogstrom,Paul Thomas Homes,was present. <br /> Curtis stated this application was tabled at the May and June meetings in order for the applicant to work . <br /> with staff to achieve an appropriate storm water management and grading plan. The City Engineer's <br /> comments are attached as Exhibit B,which reflects that the majority of the issues raised by the City <br /> Engineer have been adequately addressed by the applicant. <br /> Planning Staff recommends approval of the lot width and lot area variances and some level of hardcover <br /> variance within the 75-250 foot zone as the Planning Commission determines appropriate. The finishing <br /> "touch ups"to the grading plan requested in the City Engineer's memo can be revised and approved prior <br /> � to placement on the Council agenda. <br /> Vogstrom stated he has received the City Engineer's memo and the remaining items have been addressed. <br /> Bremer opened the public hearing at 6:21 p.m. � <br /> A.Lawrence Kane,2697 Casco Point Road, stated he is interested in the drainage�system that is involved <br /> in the project since the water drains to the south towards his property. Kane indicated he has been told <br /> that the runoff is supposedly going to be taken care of with a swale. <br /> Curtis stated the swale was revised to alleviate the problems that the City Engineer had noted in his <br /> comments and that the water would drain to the catch basin. In addition, some selective minimal grading <br /> would be done to direct some water toward the lake per discussion with the City Engineer. <br /> Jurgens inquired whether the grade would remain the same following the work and whether a berm would <br /> be constructed. • <br /> Vogstrom stated it is basically 941 feet at the property line and that they would go up to 942 feet at the <br /> house,with a slight dip in between. <br /> Bremer noted the City Engineer has reviewed the plans and feels that the drainage is appropriate for this <br /> site. <br /> ; <br /> Bremer closed the public hearing at 6:24 p.m. <br /> Kroeger inquired whether the hardcover has been reduced. <br /> Vogstrom stated the hardcover was reduced previously and reviewed at the last meeting. The application <br /> was tabled to allow the City Engineer time to review the plans. <br /> Bremer inquired whether the hardcover being approved tonight would be 30.6 percent. <br /> PAGE 4 <br />
