MINUTES OF THE � <br /> ORONO PLANNING COMNIISSION <br /> Monday,July 17,2006 <br /> 6:00 o'clock p.m. <br /> (#06-3212 Hempel Properties, Continued) <br /> Jurgens stated landscaping could help mitigate the parlcing and that he would like to see the back of the <br /> buildings be just as attractive as the front. Jurgens commented the successful developments tend to be the <br /> ones that incorporate more amenities and landscaping into the project. Jurgens stated he does not feel�the <br /> two entrances onto Kelley Parkway are necessary. <br /> Jurgens stated in his mind the retail component is important for Orono. <br /> Bremer concurred that the corner should be made more attractive. <br /> �Gaffron stated the focus of the Planning Commission sliould be centered on the use of the site and deal <br /> with the following: <br /> 1. Site orientations,relatioriship to Stonebay residential neighborhood,relationship to Highway 12/ <br /> Willow intersection,relationship to stormwater pond as an amenity. <br /> 2. Site access and circulation patterns,impacts/pros/cons of two proposed drive-thru's. <br /> 3. Building materials and building design. <br /> 4. Pedestrian access and circulation. <br /> 5. Signage,lighting, and landscaping. <br /> 6. Other topics of concern or interest. <br /> Bremer indicated she does not have a problem with a pharmacy but that the City spent a considerable <br /> amount of time in the past trying to attract a pharmacy to this location and were unsuccessful. Bremer <br /> aclrnowledged that retail would attract the students to this area. <br /> � <br /> Jurgens inquired what the gross floor area is. <br /> Gaffron stated the gross would be 30,000 square feet. <br /> Bremer commented she likes the different sizes of the two buildings since it does not look like a strip <br /> mall. Bremer suggested the larger building be one story and the.smaller building be two-story,with the <br /> buildings pushed further east and with appropriate screening. Bremer concurred that this site should be <br /> more retail and serve the residents of the community. <br /> Jurgens inquired whether the building footprint would be 15,000 square feet. <br /> Gaffron stated the two-story building has a square footage of 30,000,which exceeds the City's standards. <br /> PAGE 26 <br />
