MINUTES OF TF� <br /> ORONO PLANNING COAZNIISSION MEETING <br /> Monday,June 19,2006 <br /> 6:00 o'clock p.m. <br /> NEW BUSINESS, CONTINUED <br /> 6. #06-3206 KEN ANDERSON,4225 FOREST LAKE DRIVE,VARIANCE,6:45—7:11 <br /> P.M. <br /> Ken and Laurie Anderson,Applicants, and Kathy Alexander,Architect,were present. <br /> Turner stated the applicants are proposing to add a second story to the existing residence and also to <br /> square out their garage so that it is rectangular instead of having an angled corner. The applicants are <br /> requesting a hardcover variance to allow 32.6 percent in the 0-75 foot zone and 42 percent in the . <br /> 75-250 foot zone,a setback variance to allow the structure to be located 25 feet from Forest Lake when <br /> a 75-foot setback is required, and a setback variance to allow the garage to have a 5.7 foot setback from <br /> the side property line when a 10-foot setback is required. <br /> Turner stated the applicants have indicated that they would remove a portion of the deck and two <br /> portions of the patio to reduce hardcover. <br /> Turner displayed illustrations of the front,rear and side elevations of the house. Turner indicated the <br /> present structure is a single-story,primarily flat-roofed structure and that the applicants are proposing to <br /> square out their attached garage and add a second story of 1,742 square feet. The house is situated half <br /> in the 0-75' zone and half in the 75-250' zone. <br /> Planning Staff feels it is a reasonable request to add a pitched roof to the house. The Commission <br /> should consider if the applicants have demonstrated that the second story,which requires more volume <br /> than would be necessary for just a pitched roof,is necessary to make reasonable use of the property. <br /> The plans show that nearly all the interior walls on the first floor would be removed and replaced at <br /> different locations. <br /> Turner stated the deck, even after the proposed reduction in size,would still measure 18'by 36'. This <br /> does not include the 7' by 36' porch adjacent to the deck. <br /> Rahn inquired whether any hardcover calculations were done for the staff recommendation. <br /> Turner stated the approximate number is 24 percent in the 0-75 foot zone. There would be a small <br /> reduction in the hardcover in the 75-250 foot zone. <br /> Kroeger noted the squaring off of the garage would not increase the hardcover since there is akeady <br /> hardcover in that area. <br /> Rahn opened the public hearing at 6:54 p.m. <br /> There were no public comments regarding this application. <br /> Rahn closed the public hearing at 6:54 p.m. <br /> PAGE 8 <br />
