MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,May 15,2006 <br /> 6:00 o'clock p.m. <br /> (CITY OF ORONO ORDINANCE,CONTINUED) <br /> Kempf commented he feels this zoning amendment is a good change and would allow the homeowner <br /> the complete use of the building envelope. _ <br /> Bremer stated she does not agree with the aggregate side setback requirement because it is too <br /> restrictive but that she is supportive of the remainder of the amendment. <br /> Jurgens stated in regards to the aggregate setback,it does allow some flexibility with the setbacks and <br /> also adds some restrictions on lots. <br /> Kroeger noted a variance could be granted to the aggregate setback. <br /> Gaffron stated if the Planning Commission feels the numbers should be reviewed,this item could be <br /> tabled. <br /> Rahn moved,Kempf seconded,to recommend approval of the Ordinance for the City of Orono <br /> regarding Building Height,Lot Width,and Aggregate Setbacks. VOTE: Ayes 4,Nays 1,Bremer <br /> opposed. <br /> 7. #06-3197 SUNCREST BUILDERS FOR GRANT AND JULIE JOHNSON,2445 <br /> DUNWOODY AVENUE,VARIANCE,8:55—9:08 P.M. <br /> Grant Johnson,Applicant,was present. <br /> Turner stated the applicants are requesting lot width and lot area variances to construct a new house on a <br /> lot that is 62.5 feet wide when 100 feet is required and has an area of.38 acre when.5 acre is required. <br /> The applicants are also requesting a variance to have 29.4 percent hardcover in the 75-250' zone when <br /> 25 percent would be allowed. <br /> The proposed house would be two stories with a lakeside walkout and an attached two-car garage. A <br /> basement below the garage would be used for storage. This area would be accessed through an <br /> overhead door on the north side of the garage. <br /> The City Engineer is recommending that the retaining wall be relocated five feet off the property line. <br /> Tumer indicated there would be swales along the property lines to direct drainage from the portion of <br /> the lot that drains toward the lake around the house. Because the slope runs diagonally through the lot, <br /> the part of the lot to the south drains across this lot and part of this lot rains across the lot to the north. <br /> This drainage pattern would continue,but the drainage to the north would be diverted so it would cross <br /> less of the neighboring lot and cross farther from the house on that lot. <br /> PAGE 22 <br />
