Jurgens stated in his view the <br /> deck could be reduced in size. <br /> Brady stated the deck allows people to access the front of their home. <br /> Rahn inquired whether they are proposing a 10-foot deck on the lakeside. <br /> Lemmerman stated they are. <br /> Rahn stated reducing the size of the garage will just make the driveway longer and that changing the <br /> location of the driveway allows the applicant to have 480 square feet of additional living space <br /> downstairs. <br /> Lemmerman stated that area is less than seven foot high,which is almost nonlivable storage. <br /> Brady stated the garage has been reduced so that the only room is for vehicles,with storage being under <br /> the tuck-under portion. <br /> Leslie pointed out that the applicants are not proposing to increase hardcover on this lot. <br /> Rahn noted the proposed garage is minimal and that there are not a lot of places on this lot where the <br /> hardcover can be reduced. <br /> Lemmerman stated the tuck-under garage would be used for storage. <br /> Bremer stated she would like the hardcover on the lot reduced to around 35 percent. <br /> Curtis stated removal of the retaining wall would reduce the hardcover to 36.6 percent but does not <br /> include the reduction in the size of the garage. <br /> Gaffron stated 80 square feet is equal to one percent. The deck consists of 300 square feet or four <br /> percent. Gaffron stated the only place he sees where hardcover can be reduced is the deck. <br /> Brady stated he also does not see any place to reduce hardcover other than the deck. <br /> Rahn inquired whether the stoop and walkway would be reduced given the change in the grade. <br /> Lemmerman stated that is going to be removed. <br /> Curtis stated that has already been included in the hardcover calculations. <br /> Kempf stated under the circumstances,if the gravel in front of the house is returned to grass,it would <br /> create a better situation for the neighbors. Kempf stated this is a unique situation and that he would be <br /> willing to let the applicant retain the existing hardcover simply because of the unique situation with the <br /> city's right-of-way. <br /> Berg noted the applicants are willing to reduce the encroachment down to three feet. <br /> .
