1VIINUTES OF THE • <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,April 16,2007 <br /> 6:00 o'clock p.m. <br /> (#07-3280 Vogue ICF Homes on behalf of Tom Parker, Continued) <br /> Zullo stated this is a piece of land that should be developed appropriately for its size and that she does <br /> not see a reason to grant width and height variances. <br /> Parker stated he does own both of the lots and that he has considered combining the lots and . <br /> constructing just one house. Parker stated he could sell the other lot and someone else could come <br /> before the Planning Corrunission asking to construct a second structure at 1350. Parker stated in his <br /> view he thought it was the best situation for the two lots. <br /> Zullo stated to her understanding there is not a limitation on constructing one house on the two lots <br /> simply because they have separate PID numbers. <br /> Gaffron stated because they are in single ownership,the City cannot force the applicant to combine the <br /> lots and that the applicant could sell the other lot and construct a house on that lot. Gaffron noted these <br /> two lots are the smallest in the area with the exception of the lot located across the street. <br /> Walsh asked where it would end if this property owner is allowed fo maximize this lot and be granted <br /> variances. <br /> Kempf inquired whether the applicant is willing to combine the lots and construct one house. <br /> Parker stated he purchased 1348 with the intent of constructing a house that would accommodate his <br /> family and that he later purchased 1350 for resale. Parker stated combining the lots would double the <br /> cost of the property and would make it very difficult to sell. <br /> Berg asked whether the applicant can construct a house on the lot within the ordiriances. <br /> � Parker stated even if the lots are combined,variances would be required. <br /> Berg stated legally the applicant is entitled to two lots. Berg asked whether a house could be <br /> constructed on one of the lots without a variance. � <br /> Parker stated variances would be required. <br /> Vogstrom stated they are asking for a height variance because, from a practical standpoint,it makes <br /> sense to keep the homes closer to the street to limit the hardcover. <br /> Berg inquired what the square footage of the homes are. <br /> Turner stated the homes over slightly over 2000 square feet,which includes 200 square feet of deck. <br /> Berg noted these homes are three stories. • <br /> Vogstrom stated there is a walkout with two stories above them. <br /> PAGE 30 <br />
