MINUTES OF THE <br /> ORONO PLANNING COMIVIISSION MEETING ' • <br /> Monday,March 19,2007 <br /> 6:00 o'clock p.m. <br /> (#07-3266 Vogue ICF Homes, Continued) <br /> Turner noted the height numbers were determined from the existing grade and that two feet of fill would ' <br /> be brought in to raise the floor,which would be counted against the height. Turner stated the peak <br /> height would be 38 feet and the average height would be 34.5 feet by measuring halfway between the <br /> peak of the roof and the top of the windows. <br /> George Sticlrney, Orono,inquired what the total hardcover is on the property,including the 0-75 foot . <br /> zone. Sticlrney indicated he is not opposed to some variances for this property but that he has a concern <br /> with the height of the structure. � <br /> Hahn stated the middle of the roof is at 30 feet. <br /> Zullo commented the concern deals with the overall project and the amount of total massing on the <br /> property as well as the height of the structure. Zullo stated she is not supportive of the project based on <br /> ' those two concerns. <br /> Acting Chair Kempf closed the public hearing at 8:24 p.m. <br /> Kang expressed a concern with the hardcover and the height, and encouraged the applicants to design a <br /> smaller house in an effort to reduce the hardcover on the lot. <br /> Kempf noted the total hardcover for the lot is 3265 square feet. Kempf recommended the hardcover be <br /> reduced to below 3000 square feet. Kempf suggested the applicants consider constructing the third stall <br /> to be accessed through the double garage door. <br /> Vogstrom indicated they are willing to redesign the house to better conform to the recommendations of <br /> the Planning Commission. <br /> Kempf stated he appreciates the indentations designed into the house to help break up the appearance of <br /> massing on the lot but that the two dormers on each side of the house appear to be rather large. <br /> Hahn stated the dormers are merely decorative and could be reduced. <br /> Berg commented the dormers tend to contribute to the overall massing on the lot. Berg recommended <br /> the applicant work with Staff on redesigning his plans. <br /> Winer noted page three of the report states the house would be constructed on pilings and that the house <br /> must comply with the regulatory flood protection elevation. <br /> Turner stated a floodplain variance is one of the requests the applicants are making because if they were <br /> required to meet that standard,the house could only be approximately 15 feet wide. . <br /> � Winer stated in her opinion there is going to be flooding in this area. <br /> PAGE 17 <br />
