MINUTES OF THE <br /> ORONO PLANNING COMMISSION <br /> Tuesday,January 16,2007 <br /> 6:00 o'clock p.m. . <br /> (#07-3250 Philip Carlson,Continued) � <br /> Zullo stated she does have a concern regarding the lighting on the perimeter of the site and recommended <br /> that the lighting be sufficient to help ensure someone's safety. Zullo inquired whether there are covenants <br /> regarding maintenance of the units. � <br /> Carlson stated the association would hire people to clean the offices daily and that the association would <br /> also be maintaining the common areas. Carlson stated they have submitted those documents to the City. , <br /> Zullo inquired whether these units would have sleeping or kitchen facilities since they would be privately <br /> owned. <br /> Gaffron stated this site is zoned B-6 and that there is no expectation that there will be any retail or <br /> sleeping facilities provided. <br /> Carlson stated it is a high-end office space and that there might be a small kitchenette in each unit to <br /> allow them to make coffee. � <br /> Rahn stated he would like to see a more detailed plan tl�at addresses the points raised by Staff and the City <br /> Engineer. Rahn stated access to the site is very important and should be addressed right away prior to the <br /> other items being discussed. <br /> Shopek stated they will be addressing the points raised by Staff but that they did not have sufficient time <br /> to revise their plans prior to tonight's meeting. <br /> Gaffron stated there are a number of details that would need to be addressed in the interim. <br /> Rahn stated he would prefer to table the application and revisit it in the future. Rahn commented he is <br /> fine with the concept being proposed for the site. <br /> Carlson requested they be provided with Staff's comments in sufficient time to respond to them prior to <br /> the next meeting. <br /> Chair Rahn opened the public hearing at 7:34 p.m. <br /> Marilyn Mileusnic, 2110 Sugarwood Drive, stated currently the vegetation does block their views from <br /> this site but that the vegetation has thinned out slightly since the start of this project. Mileusnic stated she <br /> would like to see the drainage addressed for this site,the location of the garage enclosures, and that she <br /> would rather have them constructing on the hill rather than having the site lowered. Mileusnic <br /> commented she is generally supportive of the project. <br /> Gaffron stated Sheet A-5 depicts the peak height to be lower than the senior housing center by one to two <br /> feet. <br /> ' PAGE 11 <br />
