They have a need to be able to <br /> back in a large truck and boat on a trailer on a daily basis... The nanow width of Ivy <br /> Place and the angle of the property line make it difficult to successfully navigate a 90 <br /> degree turn .into the property with any vehicle. Staff would recoinmend that some <br /> coi�sideration be .given to allow additional hardcover for the driveway (parking and <br /> adequate turning raditts/access). Is the narrowness of Ivy Place a valid hardship? <br /> � However the 1'lanning Commission should base their hardcover allowance when <br /> considering the eniire site �s a whole. <br /> Conditional Use Permit <br /> Condition�l uses allowable within slloreland areas shall Ue subject to the review and <br /> approval procedures and criteria and conditions for review of conditional uses established <br /> in the Zoning Ordinance. The grading conducted in the 0-75' zone will be reviewed by <br /> the City �ngineer for conformance with the Shorel�nd regulations. The Engineer has not <br /> had an opportuniiy to provide comments on the grading on fihe property but is expected to <br /> do so. T11e applicants should be required to comply with the �I1g111��I•'s <br /> recommendations. � <br /> Issues for Consideration <br /> 1.
