MINUTES OF THE <br /> ' ORONO PLANNING COMI�xISSION <br /> Monday, September 18, 2006 <br /> 6:00 o'clock p.m. <br /> (#06-3227 Loreii Bnttertield 1nd Bri�tu McDoiuiell,Conti�iued) <br /> Bremer reconunended the applicant have someone inspect the lots to insure tllat there are two septic sites <br /> on each lot. <br /> Butterfield noted the older Uarn would be removed Uut the storage Uuilding would remain. <br /> Brenler stated it a�pears that both structl.ues are over 2000 square feet,which may be an issue and require <br /> the removal of the struchires. • <br /> Jurgens stated he would not Ue opposed to granting a variance to preserve the old barn given its historical <br /> significance and to help preserve the ruraI character of Orono. <br /> Bremer inquired how struchually sound the old banl is. ' <br /> Butterfield stated it is structurally sound and has Ueen maintained over the years. Butterfield noted that it <br /> does not have a concrete floor. <br /> Kempf stated in his view the two barn structures would probaUly be reinoved once plans are drawn up for <br /> a new house. <br /> Ralu1 stated removal of the barn structure would probably be up to the property owner. <br /> Brenier noted there would be an eight percent park dedication fee. � <br /> Gaffion stated the eight percent is of the fair niarket value of the real estate and that there is a cap on the <br /> amount of park dedication fee that would need to be paid on a five-acre lot. <br /> Bremer noted the stornzwater and drainage trunk fee is currently at$2,280 percent acre for the five-acre <br /> lot. Bremer stated there is a question on whether the fee should be based on t11e two new lots or the 30 <br /> acres involved in the proposal. Bremer stated she would be inclined to only apply those fees to the two <br /> new lots. . <br /> Jurgens stated if additional lots are going to be created, the stornlwater and drainage h-unk fees would Ue <br /> paid at the time those lots are created. <br /> Bremer iioted that a more detailed survey would need to be coinpleted on the lots. <br /> Butterfield submitted a survey of the lots. Butterfield stated he also has received approval from the <br /> Mimiehaha Creek Watershed District. <br /> Brenler inquired wliether the ap�Iicant has the approval from the MCWD in writing. <br /> Butterfield stated he does not have it personally Uut would Ue aUle to sulimit it to the City. <br /> PAGE 7 . <br />
