The topography of the site requires a retaining <br /> wall to retain the existing driveway area. The existing wall is failing and needs to be <br /> replaced. It cannot be replaced without the variances being granted. The proposed walls <br /> will be in the same location as the existing walls, but may have a slightly greater visual <br /> impact than the existing wood walls. It should be noted that the existing walls were <br /> approved via a CUP in 1979. <br /> City Engineer Comments <br /> The City Engineer has reviewed the recent submittals and has indicated that in general, <br /> the project is feasible and approvable. However, he is also asking for an engineered wall <br /> design (i.e. the wall plans must be signed by an engineer), which will be needed prior to <br /> Council action on this project. <br /> Issues for Consideration � <br /> l. What is planned in terms of screening for the walls? Given their proximity to the <br /> shore and boulder design, applicant should propose some method of softening the <br /> visual impact of the boulder walls... <br /> � 2. Are there any other issues or concerns with this application? <br /> Staff Recommendation � � <br /> Staff recommends approval subject to the following: <br /> 1) Applicant shall provide an engineered wall design plan for City Engineer <br /> approval prior to Council action. <br /> 2) Applicant shall provide a suitable landscaping plan to soften the visual impact of <br /> the walls as viewed from the lake. <br />
