The Jundt's have done a rema.rkable
job of historic preservation. A part of this preseivtion consists of an old 2 foot wide
stairway goiiig down to a ptunp house on the other end of their property. In the middle of
tlieir property there are a few stone teads allowuig access along there center shoreluie
and down by their south property luie tliere exists the stairway we want to rebuild which
is tleir inain.stair to tlieir dock. On a property tliis large it would be iinpractical to think
that you could get by with one stair to the lke.
Subject: Reinove old wood stau system to the dock originally perinitted by varince
action approxunately 13 years ago. Reinove wood lauding going to inigation control
shed. Origiiial variance allowed i'or 131.5 sq ft stairs and laiidings and 114 sq ft of deck to
contol box.New stairs without deck are 167 sq ft plus 12 sq ft of control box resulting iii
a total of 179 sq ft a reduction of 66 square feet of Ilardcover. Replace old stair system
with 4' wide Clulton in groimd treads and land'uigs curving the treads so that they
become ludden as we are going to plant an Alpine Ciurant hedgerow and Lily`s (see
fiihue photo attached). Tlie photo also shows the planting of Arborvitae, Techne, hiding
the irrigatiou control box and dock storage area. Further creating a grass lawn path witli
Juiuper bufFerrea at shoreline for water runoff. The patli will allow better wheelchair
access to the dock reducing the total wheel chair tread usage to two treads. At present
tliey have two inakesluft wood ramps that are laid on the staus and look pretry daiigerous.
Tlie path will requue adjusting approxunately 40 cubic yards of soil and new sod.
Because a previous variance was given for the wood stau system. A new variance would
not liave been necessary if we would have built the new stair system in exactly the saine
locatioii as tlie original stairs going straight up the hill. However, a great effort is beuig
inade to hide the new stair systeni and cleaii up the ugly look that is there now. The City
of Orono desires that stair systems tuni and be hidden with vegetation, so I always do that
when I desigu a new system for someone in Orono. I had no idea that an old variance
existed on the old stair aud obviously iiiy new design seives both Oroiio's desues and
Jundt's iiiuch Uetter, so now I ain stuck going to meetings.
/'<--,:.
" ( t, ..l;`i<;*. L.
. ']3er,^!
