Unfortunately, it was not until late <br /> in tlie applicants' planning process that staff became aware that the east side lot line abuts <br /> a private road outlot, owned by the homeowners association, with underlying road <br /> easements to the City for possible fut�ue comiectioii to Gander Road. Tlie private road <br /> outlot has not yet been developed with a road; it is wooded land and visually appears <br /> merely as part of the applicants property. However, this configuration inakes the east lot <br /> line a"side street lot line" with a required "side street yard" of 50' in wluch no struct�ires <br /> are normally allowed. <br /> Applicants are requesting a variance to allow the construction of a garage addition to be �. <br /> located 30' from tlie east lot line rather than tlie required 50'. They also propose a <br /> detached 14' x 17' storage building to be located 10' fiom the east lot line.
