Applicant's hardship arises due to the location where the existing <br /> accessory structure was sited in 1987. The existing structure is constructed of <br /> brick to match the primary residence, has existing plumbing and gas connections <br /> and hence is well-suited for the proposed expansion. While the Applicant's <br /> property has alternative locations where an accessory structure of less than <br /> 1,000 feet could be constructed, those alternatives result in multiple large <br /> accessory structures and a duplication of the utilities already in place serving the <br /> existing accessory structure. Because the existing accessory structure is of <br /> relatively modern construction, with a high level of design detail, City policy <br /> objectives for preserving the character of the neighborhood support granting of <br /> the requested variance. <br /> The proposed addition is more than 125 feet from Lake Lydiard and is <br /> located approximately 60 feet from any steep grades that would cause concern <br /> for erosion.
