The Rineharts are the owners of 985 Old Long Lake Road, an <br /> existing home on the soutli side of Old Long Lake Road. TlZeir residence includes a <br /> detached garage located 0.6 feet from the east lot line, which was allowed by vaiiance in <br /> 1986. The adjacent propei�ty at 965, owned by Bruce Dayton, has an existing residence <br /> located ceiitrally on the property and about 140' eastward from the Rinehart lot liiie. <br /> Neither property has been platted, hence their descriptions run tluough the ri�ht-of-way <br /> of Old Long Lake Road. Due to the location of the section line in relationship to the <br /> act�ial location of Old Long Lake Road, the Rinehart's legal description includes a small <br /> strip of Iand on the nortll side of Old Long Lake Road which is of little functional vahie <br /> to them. Their home is now being sold, and they wish to resolve this `anomaly' by <br /> making a trade with 965 Old Long Lake Road, which also contains a narrow strip of land <br /> � north of the 66' riglrt-of-way. The Rineharts will give up theu strip across the road to <br /> Dayton, who will give the Rineharts an additional 10' of land along their east lot line, <br /> making the Rineharts garage more conforming and being an approximately equal trade <br /> for the land across the road. <br /> Tlie Rinehart's remnant land north of the road will be combined with the Dayton parcel <br /> south of the road for now. However, if Dayton ever sells off 965, it would be likely fihat <br /> fihe portions north of t11e road would be the subject of an additional rearrangement to <br /> attach them to the other Dayton properties nortli of the road. <br /> Neither property is conforming with regard to lot area, although the Dayton property <br /> more tlian meets the 200' widtli standard both before and after the rearrangenient.
