(1) Chaiige to Coi�forming Use. When any lawful non-conforming use <br /> of auy shucture or laiid in any district has been changed to a conforniing use, it shall not <br /> thereafter be chauged to any non-conforming use. <br /> (2) Change to New Nonconforming Use. An existing non-conforining <br /> use may not be changed to another non-conforming use. <br /> (3) Relocation of Nonconforming Use. No noncoilfonning use sllall <br /> be inoved to another lot or to any other part of the parcel of laud upon which tlie same <br /> was coiiducted at the time of tlus ordinance adoption unless such movement shall bring <br /> the nonconformance into coinpliance with the requirements of tlus Ordinailce. <br /> (4) � Decrease in Noncoiiforming Use. A lawfiil noiiconfornling use of <br /> a structure or parcel of land iiiay be changed to decrease the nonconformity of use. Once <br /> the nonconforming use of such structure or parcel of land has been so cliaiiged, said use <br /> shall not thereafter be altered to so as to iricrease the nonconforinity fiom its decreased <br /> state. <br /> (5) Disconti.miation of Nonconforming Use. Whenever a lawful <br /> nonconforniing use of a structure or land is discoiitinued and remains discontinued for a <br /> period of twelve (12) months, any fut�ire use of said structure or land shall be in <br /> conformity with the provisions of this Zoiung Chapter. <br /> (6) Normal Maintenance. Norinal maintenance of a building or other <br /> � structure containuig or related to a lawful non-conforuiing use is permitted, including <br /> necessary non-structural repairs and incidental alterations wluch do not physically extend <br /> or intensify the non-conformiug use. <br /> (7) Alterations to Lawful Nonconforming Uiuts. Alterations may be <br /> made to a conforming building containing lawful nonconforming units when �liey will <br /> improve the livability thereof, provided they will not increase the nunzber of dwelling <br /> Luuts or tlie nonconformity. <br /> (8) Expansion of Noncoiiforming Uses. Nonconfornling ttses may not <br /> be expanded or enlarged. <br /> (c) Nonconforming Structures <br /> (1) Involuntary Daiilage or Deshuction. Whenever a lawfiil non- <br /> conforming st�ucture shall have beeii dainaged by fire, flood, explosion, earthquake, war, <br /> riot, or act of God, it may be reconstructed and used as before if withui twelve (12) <br /> months after such calanuty�lie property owner applies for a building perizlit to replace the <br /> sti�.ict�ire.
