MINUTES OF THE <br />ORONO BOARD OF APPEAL AND EQUALIZATION <br />Wednesday, April 15, 2009 <br />• 7:00 o'clock p.m. <br />• <br />$740,000. The house sold in June of 2005 for $840,000. The only difference is the fmished basement but <br />yet his value is $250,000 more. <br />DeVere indicated he also spoke with Robert Hair about the possibility of selling his house. DeVere stated <br />they put it on the MSL listing at $939,000. There were a number of people that looked at the house.but <br />that they received comments that it required a large number of cosmetic improvements. <br />DeVere stated he unfortunately has not been paying attention to his values and that when he spoke with <br />the Assessor's Office, Mr. Kunik was very unpleasant to deal with. DeVerse stated he feels his property <br />should be valued at approximately $840,000, and that he would be interested to know what his neighbor's <br />value is for the current year. <br />The City Council requested the Assessor's Office review Mr. DeVere's property and review the <br />comparables. <br />15. Forrest G. Burke, 380 Leaf Street, PID 04- 117 -23 23 -0027 <br />Stulc noted he did speak with Mr. Burke earlier this evening and set an appointment to meet with him. <br />16. Natalye Chernerskaya, 2490 Casco Point Road, PID 20- 117 -23 210036 <br />Stulc noted he did speak with Ms. Chernerskaya earlier this evening and set an appointment to meet with <br />her. <br />17. Allan Larson, 3852 Cherry Avenue, PID 08- 117 -23 33 0088 <br />Stulc noted he did speak with Mr. Larson earlier this evening and set an appointment to meet with him. <br />18. Jon Hofer, 3339 Crystal Bay Road, PID 17- 117 -23 410021 <br />Hofer noted his value decreased by only 1.5 percent this year. He spoke with Assessor Stulc and <br />provided the Assessor's Office with a number of comparables but was told they were too recent. Hofer <br />indicated he has some comparables he would like the Assessor's Office to review. <br />White stated the window the Assessor's Office looks at does not include 2009. <br />Hofer stated he will retain his comparables for 2009, but that he would like to see some relief based on <br />the current situation. There are houses on his street and in the area that are still on the market. One <br />comparable house is listed for $649,000, which has a 1,000 square feet larger and still remains on the <br />market. Another comparable house is located at 2691 Casco Point Road. That house sold in March for <br />$630,000 but was valued at $840,000 and is a better house than his house. <br />The City Council requested the Assessor's Office review Mr. Hofer's property and comparables. <br />Hofer stated in his view he would be lucky to sell it for $600,000 and that it is a tear -down. The house <br />next door to him is brand -new and is listed for $200,000 more than his house but is not selling. <br />PAGE 9 <br />
