The larger survey included herein is to scale at 1" <br /> = 20'. Hardcover is reviewed by zones. The following percentages of hardcover are <br /> allowed in each zone: <br /> 250-500' from OHWL: 30% <br /> 500-100' from OHWL: 35% <br /> These percentages should be figured only using the square footages in each zone. The <br /> hardcover packet I've included explains this much better. <br /> I would suggest that you do a comprehensive analysis of the hardcover on your property <br /> both including the proposed addition and not including it to show how hardcover would <br /> be changing on your property. Also keep in mind the following setback requirements of <br /> the LR — 1 C zoning district of which your property is located: <br /> Front yard: 30' <br /> Rear yard: 30' <br /> Interior side yard: 10' <br /> Side yard adjacent to a street: 15' <br /> Also keep in mind that you are limited to 15% total structural coverage on your entire <br /> property.
