The above referenced property is located within the <br /> LR-1 C zoning district. This district requires a front yard setback of 30' for the principal <br /> structure. As this is an addition to the principal structure it would also need to meet a 30' <br /> setback from Ethel Avenue. According to the submitted survey, the existing home on the <br /> property is set back 18' from Ethel Avenue.
