MINUTES OF THE <br />ORONO CITY COUNCIL MEETING <br />Monday, February 23, 2004 <br />7:00 o'clock p.m. <br />10. #03 -2923 STEVAN WAGNER, 3609 SHORELINE DRIVE — COMMERCIAL • <br />SITE PLAN <br />Curtis explained that the applicant was requesting a commercial site plan review in order to <br />construct a 1,770 s.f. addition to an existing building. The application would consist of the <br />following: <br />1. Commercial site plan review in order to obtain a building permit to remodel and <br />expand an existing 2,310 s.f. concrete block building on the property to a 4,080 s.f. <br />building. <br />2. Sign setback variance in order to allow the existing sign to be refaced and remain at <br />its current substandard setback. The sign is setback 8' from the front property line where <br />10' is required. The signage will extend an additional 4' into the setback area for a sign <br />setback of 4' where 10' is required. <br />3. Hardcover variance in order to construct a 1,770 s.f. addition to the existing <br />building. The expansion will be constructed over existing hardcover. <br />Having met with the Planning Commission during its November work session, Curtis <br />stated that the applicant has since received approvals from the Pollution Control Agency <br />and the Minnehaha Creek Watershed District. <br />On January 20, 2004, the Planning Commission voted 6 -0 to recommend approval of the <br />application based on staff recommendations and that it be put into record that the exterior • <br />storage and use of the site has reached its maximum capacity and the exterior storage and <br />use should not be allowed to expand in the future. <br />Curtis indicated that staff would recommend approval and await direction to draft a <br />Resolution for adoption at the March 8th Council meeting subject to the conditions that: <br />1. The applicant implement the City Engineer's recommendations. <br />2. Compliance with all other jurisdictional controls. <br />3. Compliance with City Code 58 -1(a) Maintenance of Private Property prior to <br />issuance of Certificate of Occupancy. <br />Mr. Wagner stated that he has worked diligently with staff to meet all recommendations <br />and improve his site and building. <br />Engineer Kellogg stated that it looks as if the City has received what it needs. <br />White complimented the applicant for his efforts, proposed improvements, and good <br />operator practices. <br />Sansevere moved, White seconded, to direct staff to draft a Resolution for adoption at <br />the March 8th City Council Meeting.
