Your application is incompiete. The <br /> following items must be submitted or revised in order for your application to be considered complete and for the plan <br /> review to continue: <br /> 1. Certificate of Survey. A survey dated November 5, 2013 was submitted. Please have the survey updated to reflect <br /> ail of the City's survey requirements, including but not limited to: <br /> • Show the 75 foot setback line from the Ordinary High Water Level (OHWL) <br /> • A survey dated 6/17/95 shows stairs and a fire pit lakeside, but these features are missing from your <br /> current survey, please clarify. <br /> • The property to the south, 1161 Elmwood Avenue, has been issued a building permit to construct a new <br /> home. Please refer to the enclosed partial survey for the house location for average setback purposes <br /> and have the survey updated to reflect this. <br /> • Extend existing topography 50 feet off the property lines on ali sides. <br /> 2. Hardcover Calculations. The property is located in Tier 1 of the Stormwater Quality Overlay District. Hardcover <br /> calculations were submitted however there are some errors. Please update the hardcover calculation worksheet <br /> to reflect City requirements, including but not limited to: <br /> • We allow a 100 sf credit for decks and pervious patios; you should list the actual patio sf and in the <br /> Excludable Hardcover section of the Hardcover Calculation Worksheet you should subtract 100 sf for the <br /> patio. <br /> • Only retaining walls outside of the 75 foot setback can be excluded from the hardcover calculation <br /> Attached is a copy of our hardcover information packet. <br /> 3. Retaining Walls. There must be a minimum of a five foot setback from the retaining walls to the property line. <br /> Please modify your plans and show the update on the survey. <br /> 4. Patio. There must be a minimum of a five foot setback from the patio to the property line. Please modify your <br /> plans show the update on the survey. <br /> 5. Average Lakeshore Setback. Normally the surveyor shows the average lakeshore setback on the survey by <br /> drawing a line between the lakeward most point of homes on both sides of the subject property. Absent a home <br /> of the north side of the subject property the average lakeshore setback is determined by the distance from the <br /> OHWL to the home addressed 1161 Elmwood Avenue. The proposed patio at 1153 Elmwood Avenue should not <br /> encroach closer to the OHWL than the proposed house at 1161 Elmwood Ave. Since the patio is not `at grade' and <br /> is elevated, it must meet the average lakeshore setback. <br />
