This district <br /> requires a minimum of 43,560 square feet (1 acre) and 140 feet in width for a lot to be considered buildable. <br /> Orono City Code states for this zoning district if the lot area and lot width is at least 80% of the zoning district <br /> requirement, a variance is not required (cite 78-72(b)(1)]. Within the LR-1 B zoning district, 80% of the lot area <br /> is 37,248 square feet and 80% of the width is 112 feet. Your lot does not meet these minimum requirements <br /> and lot width and lot area variances would be required to develop the property. <br /> Alternately, our Code also allows for redevelopment of substandard shoreland lots without variances with <br /> minimum requirements. Your lot is located within the shoreland overlay district and also appears to meet the <br /> additional requirements within Section 78-72(c). Therefore provided the lot does not exceed 25% hardcover a <br /> variance is not required.
