While the zoning for the property in question <br /> has not changed, the last variance approval expired in October 1996, nearly ten years ago. <br /> City fees have increased, forms have changed, and the Planning Commission does not <br /> normally review lot area and width variances unless a complete proposed house plan <br /> including floor plans and elevations, is submitted. <br /> I am enclosing the current variance application package for your use. Your application <br /> will be considered as a new application, not a renewal, and the fee for that application is <br /> $600. You should set up a pre-application meeting with me or City Planner Melanie <br /> Curtis to discuss what new materials will be required. As a minimum you should expect <br /> to have to provide house plans and elevations, a site grading and drainage plan, and the <br /> labels required for the public hearing process. <br /> I note that your letter indicated a $75 check was enclosed.
