Zoning Ordinance Section 78-1436 requires that all <br /> accessory buildings in excess of 750 s.f. inaintain a 15' setback fi•om all lot lines, thus <br /> requiring a side yard setback variance. <br /> 75'-250' & 250'-500' Hardcover Variances <br /> The applicant has proposed replacement of an existing garage currently, and proposed, <br /> straddling the 250' lake setback, altering hardcover witliin the 75'-250' zone and the <br /> 250'-500' zone. Both zones maintain hardcover levels that exceed the allowed 25% and <br /> 30% witlun the 75'-250' and 250'-500' zones respectively. The proposal includes a <br /> hardcover reduction of 51 s.f. within the 75'-250' zone and 100 s.f. within the 250'-500' <br /> zone for a total net reduction of 151 s.f. However, because both zones exceed the <br /> allowaUle hardcover percentages, hardcover variances are required. <br />
