• Parking-3. The new amendments maintain the current requirement that parking <br /> be setback from the existing building to accommodate a 10 foot wide landscaping <br /> strip. However, an alternative has been offered that provides for the elimination <br /> of this strip in back areas where the applicant demonstrates that the parking area <br /> is completely screened from the public right of way. <br /> • Parking-4. The proposed amendments incorporate additional design <br /> requirements into the parking regulations section of the Industrial District. <br /> • Loading. The revised ordinance revises the standard for loading requirements, <br /> by specifying that loading dock facilities are internal to the building, although the <br /> truck itself may be in an outside berth. <br /> • Lighting. The revised ordinance institutes some specific requirements for lighting <br /> within the industrial area. <br /> • Signage. The revised ordinance establishes a signage requirement for the <br /> district that allows one 15 foot high sign per building, plus one tenant <br /> identification sign on the wall of the building per tenant. The regulations are <br /> written to allow 32 square feet of wall signage per tenant, however, larger tenants <br /> can display more than this. <br /> The ordinance was designed to be relatively self-contained. As a result, there are other <br /> changes to the existing ordinance that should be considered to properly integrate the <br /> new regulations into the zoning ordinance. Below is a review of various sections within <br /> existing Zoning Ordinance that will need to be repealed, amended, or completely added <br /> if the proposed I-Industrial Ordinance is approved by the City Council. <br /> Section 78-321. I-Industrial. This section would be repealed in its entirety and <br /> replaced with the proposed Ordinance if approved. <br /> Section 78-846. PID. Planned Industrial District. This section would be repeaied as <br /> all applications related to Industrial Districts would need to follow the requirements of <br /> the proposed Ordinance. <br /> Section 78-536, 78-1491 and 78-1511 related to Parking and Off-Street Parking <br /> Standards. For the proposed Ordinance, specific requirements related to parking <br /> deferment, number of spaces required, setbacks, computation, snow storage, <br /> circulation, curb cut size, lighting, and surfacing are outlined. The following could be <br /> added to ensure consistency throughout the Ordinance. <br /> A.
