The Plannin;Conunission made the following findings of fact: <br /> A. The struchiral coverage on the lot is increasing to 1,723.62 s.f. (3.9%) �vell <br /> belo�v the allowed 15%. <br /> B. The hardship is the existinj house location in relation to the front lot line. <br /> C. The existing residence was built in 1945, prior to current zoning standards. <br /> D. The well and septic system are in locations that are not affected by the <br /> proposed addition. <br /> E. The interior layout of the house would make it difficult to construct a <br /> functional attached garage/bedroom at a location not needing a variance. <br /> F. The adjacent properties are not affected by the attached �ara�e/bedroom <br /> addition. <br /> S. The City Council finds that the conditions existing on this property are peculiar to it <br /> and do not apply generally to other property in this zoning district; that granting the <br /> variance will not adversely affect traffic conditions, light, air,nor pose a fire hazard <br /> or other danger to nei�hboring properiy; would not merely serve as a convenience to <br /> the applicant, but is necessary to alleviate a demonstrabl� hardship or difficulty; is <br /> necessary to preserve a substantial property right of the applicant; and would be in <br /> keeping�vith the spirit and intent of the Zoning Code and Comprehensive Plan of the <br /> City. <br /> � 6. The City Council has considered this application incliiding the findin�s and <br /> recommendations of the Plaruung Commission, reports by City Staff, comments by <br /> the applicant and the effect of the proposed variances on the health, safety-and <br /> welfare of the community. <br /> CONCLUSIONS, ORDER, AND CONDITIO\'S <br /> Based upon one or more of the above findings, the.Orono City Council hereby grants a <br /> variance to Municipal Zonin� Code Section 10.27, Subdivision 5 (B) to allow construction of an <br /> Page 2 of 6 <br />
