I can accept the revisions as late as Thursday, Oct. 6�h at 4:00 pm in an effort to <br /> continue forward to the October 17ih public hearing date. If you are unable to meet the <br /> Thursday deadline the application will remain incomplete and will be scheduled for the <br /> November 215� Planning Commission meeting. <br /> I have attached a couple of code sections below that might assist you in revising the site plan. <br /> Summary of issues I have seen in my initial review (not to be assumed to be a complete list): <br /> 1. Pool and garage do not meet required 10' setback from principal building, <br /> 2. Driveway and sidewalk do not meet minimum standards (see attached), <br /> 3. The average lakeshore setback is not indicated on the survey, <br /> 4. Proposed grading and drainage have not been shown on the survey— nor any retaining <br /> walls, <br /> 5. Please refer to my letter dated September 23 and assure that all issues are addressed <br /> with respect to the survey. <br /> Sec. 78-1435.Location. <br /> No detached garages or other accessory building shall be located nearer the front or street lot line than the <br /> principal building on that lot e�cept on lots which have fi•ontage on a lake and rear yard adjacent to a street, <br /> accessory buildings located within the street or rear yards of such lots are subject to the setback requirements of <br /> section 78-305(b),section 78-330(b)and section 78-350(b);except that detached garages may be located ten feet <br /> from the street or rear lot line when doors face away fi•om the street and a turnaround is provided on the site.This <br /> section shall not apply to lakeshore lots divided by roadways oc corner lots. <br /> Sec. 78-1438.Crowding principal building. <br /> No accessory building or structure,unless an integral part of the principal building, shall be erected, <br /> a(tered or moved within ten feet of the principal building, nor within ten feet of another accessory structure. <br /> Please contact me at 952.249.4627 if you have any questions. <br />
