The drainage along the east side of the home will convey water across the <br /> neighboring property.Although a note on the plan indicates an easement will be necessary,the applicant may <br /> want to consider some type of a lot line rearrangement with the neighbor so that an easement is not necessary. <br /> • The grading plan should incorporate some type of a swale between the turnaround shown north of the home and <br /> the top of the garage so that drainage is not routed over the garage onto the driveway. <br /> • The proposed retaining wall along the driveway to the garage approaciies 10-feet in height and will require a <br /> separate engineered design and detail submittal for review and approval. <br /> • The applicant's architect inforn�ed us that the fill necessary to complete the grading as shown will exceed 2000 <br /> cubic yards.It is worth considering moving the proposed home northerly and turning it slightly so that the front <br /> of the home is closer to parallel with the shoreline to minimize the fill necessary and to improve views to the <br /> lake. <br /> • The appIicant should commission a geotechnical frm to verify existing soil eonditions and certify that the <br /> existing foundation is adequate to support the proposed improvements.
