The property is located in the LR-lA, One Family Lakeshore Zoning <br /> District which requires a miniinum lot area of 2 Acres and a nlininnun lot <br /> width of 200'. <br /> 3. The Planning Commission reviewed this application at a public hearing <br /> held on August 16, 2004 and recommended approval of the variances <br /> Uased ou the following findings: <br /> a. The property has 4,180 s.f. (U.096 Acre) in area and 44' in width. <br /> b. No additional land is availaUle for acquisition by the applicant to make <br /> the property confonning in area or width. <br /> c. The property is served with nzunicipal sewer. A single family <br /> residence has existed on the property for rnany years. <br /> d. 79% of the applicant's property is located within 75' of the creelc and <br /> the OHWL of Lake Miiuzetorika. <br /> e. Because the property is less than 10,000 s.f. in area it is allowed a <br /> 1,500 s.f. stnictural footprint absent other factors. Construction of a <br /> 864 s.£ home accounts for 21.8% of hardcover within the 0-75' <br /> setUack zone and 16% of hardcover within the 75'-250' setback zone. <br /> £ The applicant has proposed minimal driveway, and �valk (and has <br /> forgone a deck) in order to limit the magnitude of the hardcover <br /> excesses. <br /> g. The size of the proposed residence and magnitude of hardcover <br /> variance is consistent with other approved development in the <br /> neighborhood. <br /> 4. The City Council has considered this application including the findings <br /> and recommendation of the Planning Conunission, reports by City staff, <br /> conunents by the applicant and the public, and the effect of the proposed <br /> variance on the health, safety and welfare of the community. <br /> 5. The City Council finds that the conditions existing on this property are <br /> peculiar to it and do not apply generally to other property in this zoning <br /> Pa;e 2 of 5 <br />
