City of ORONO <br /> RESOLUTION OF THE CITY COUNCIL <br /> OF NO. 2658 ; <br /> • R• • <br /> 12. The City Engineer has reviewed the property and has <br /> determined that any increase in run-off to neighboring <br /> properties to the south caused by development of the <br /> property, will be mitigated by drainage improvements being <br /> constructed as a result of the Wayzata Country Club <br /> subdivision to the immediate west; and <br /> WHEREAS, the applicants have agreed with Wayzata <br /> Country Club to plat the two subdivisions jointly. <br /> NOW, THEREFORE BE IT RESOLVED, that based upon one or <br /> more of the findings noted above, the City Council of the City of <br /> Orono hereby approves the preliminary plat for Leopold and Helen <br /> Hauser at 475 Ferndale Road North per the survey by Mark S. <br /> Gronberg of Coffin and Gronberg, Inc. dated April 19, 1989, as <br /> revised by applicants and staff and the survey by James R. Hill, <br /> Inc. (copies attached as Exhibit A) , subject to the following <br /> conditions: <br /> 1. Lot 1 containing the existing residence shall share its <br /> existing private driveway entrance with the proposed Wayzata <br /> Country Club lot being accessed by the 20' corridor. <br /> 2. Lot 2 shall be allowed to create a separate driveway curb <br /> cut directly to Ferndale Road North. <br /> 3. The access corridor for the Wayzata Country Club lot <br /> shall be platted as a part of the Country Club lot. <br /> 4. A 25' wide private road outlot shall be dedicated on the <br /> plat along the north property line, where an existing <br /> private road exists serving properties to the west. A <br /> standard road and utility easement shall be granted to the <br /> City by the applicant over this road outlot. <br /> 5. A right-of-way dedication of 33' shall be shown on the <br /> plat for Ferndale Road North. <br /> 6. Standard drainage and utility easements shall be shown <br /> on the plat along lot lines, being 10' wide along perimeter <br /> property lines and 5 ' in width along interior lot lines. <br /> 7. Payment of standard Park Fee of $200.00 f or Lot 2. <br /> 9. Payment of plat and easement filing fee of $150.00. <br /> Page 3 of 5 <br />
