City of ORONOCITY �- <br /> RESOLUTION OF THE CITY COUNCIL <br /> OF NO. 2658 <br /> ORONO <br /> A RESOLUTION GRANTING <br /> PRELIMINARY APPROVAL FOR A PLAT AT <br /> 475 FERNDALE ROAD NORTH <br /> FILE NO. 1407 <br /> WHEREAS, Leopold and Helen Hauser (hereinafter "the <br /> applicants") on April 21, 1989 filed a formal subdivision <br /> application with the City of Orono (hereinafter "the City") for <br /> approval of a two-lot residential plat of property legally <br /> described as follows: <br /> That part of the south half of the southeast quarter of the <br /> northeast quarter, Section 36, Township 118, Range 23 West <br /> of the 5th principal meridian, lying east of the westerly <br /> 930' thereof, all in Hennepin County, Minnesota (hereinafter <br /> "the property") and; <br /> WHEREAS, after due published and mailed notice in <br /> accordance with Minnesota Statues 462.358 et. seq. and the City <br /> of Orono Zoning and Platting Codes, the Orono Planning Commission <br /> held a public hearing on May 15, 1989 at which times all persons <br /> desiring to be heard concerning this application were given the <br /> opportunity to speak thereon; and <br /> WHEREAS, at their regular meeting held on June 26, 1989 <br /> the Orono City Council considered the subdivision application of <br /> Leopold and Helen Hauser, noting the following findings of fact: <br /> 1. The property is located within the RR-1B Single Family <br /> Rural Residential Zoning District requiring a minimum of 2 <br /> acres of contiguous dry buildable land within each newly <br /> created lot. <br /> 2. The property contains a total of approximately 5.5 dry <br /> buildable acres, exclusive of 33' of right-of-way for <br /> Ferndale Road North. <br /> 3. The proposed subdivision creates 1 new lot in excess of <br /> the required 2.0 acre minimum lot area. The existing <br /> residence is proposed to remain on a lot exceeding 3 acres <br /> in area. <br /> 4. Both proposed lots meet the minimum 200' frontage <br /> requirement for frontage on a public road, being Ferndale <br /> Road North. <br /> Page 1 of 5 <br />
