In order to reduce the impact of existing and future <br /> drainage from the property to the Chevy Chase area, <br /> applicant has agreed to install a storm sewer pipe to the <br /> rear of the Brooke Nelson property at 141 Chevy Chase Drive. <br /> NOW, THEREFORE BE IT RESOLV$D, that based upon one or <br /> more of the f indings noted above, the City Counci 1 of the City of <br /> Orono hereby approves the preliminary plat for Wayzata Country <br /> Club and Ronald Lauer at 200 Wayzata Boulevard per the survey by <br /> James R. Hill , Inc. dated May 21, 1988, and the revised survey <br /> drawing as amended by staff, attached hereto as Exhibit A, <br /> subject to the following conditions: <br /> l. The 11.2 acre parcel shall be designated on the plat <br /> drawings as a separate lot. The proposed 2.8 acre building <br /> site shall be shown on the plat drawings as a separate lot. <br /> A 25' wide outlot corridor along the northerly 25' of the <br /> property shall be designated on the plat drawings as a <br /> private road outlot. <br /> • 2. The applicants shall grant the standard underlying road <br /> and utility easement for the private road outlot, to be <br /> filed with the plat. <br /> 3. The proposed building lot shall gain public road access <br /> to Ferndale Road North via a 20' corridor to be platted � <br /> between the northerly and southerly lots of the Hauser i <br /> subdivision. This lot will share a single driveway access • <br /> point onto Ferndale Road North with the existing residence <br /> within the Hauser subdivision. <br /> 4. A variance will be granted for the 2.8 acre building lot ' <br /> f or l ot width, to a l l ow a 2 0' def ined l ot width where 2 0 0' <br /> lot width is normally required. Also, a variance will be <br /> granted for the 11 acre parcel which does not front on a <br /> public roadway as required. <br /> � 5. Standard drainage and utility easements shall be shown <br /> on the plat along lot lines, being 10' in width along <br /> perimeter lot lines and 5' in width along interior lot <br /> lines. <br /> 6. Payment of standard park f ees of $200.00 for the 2.8 <br /> acre 1 ot and $10 0.0 0 f or the 11 acre 1 ot. At such f uture <br /> • time that the 11 acre lot is further subdivided, credit for <br /> the previously paid park fee shall be granted per the <br /> provisions of the City of Orono ordinances. <br /> Page 3 of 5 <br />
