NO. 2645 <br /> � ��` � <br /> �. _ • • <br /> D) The proposed development of the property falls well <br /> within the requirements for limitation of hardcover on <br /> the property. <br /> E) The proposed residence meets all required lot line <br /> setbacks. <br /> F) The lot size is typical of the neighborhood, being <br /> � 19 , 873 square feet or 0.456 acres. The range in <br /> neighboring developed lot sizes is from 11,500 square <br /> feet to 40,000 square feet, with an average of 20,764 <br /> square f eet. <br /> G) This lot is typical of buildable lot sizes granted <br /> variances in contemporary times in the LR-1B zone. <br /> . H) No additional land is available. <br /> 4. The City Council has considered this application <br /> • including the findings and recommendations of the Planning <br /> Commission, reports by City staff, comments by the applicant <br /> and the effect of the proposed variance on the health, <br /> s af ety and we 1 f are of the community. <br /> 5. The City Counci 1 f inds that the conditions exi sting on <br /> this property are peculiar- to it and do not apply generally <br /> to other property in this zoning district; that granting the <br /> variance would not adversely affect traffic conditions, <br /> � light, air nor pose a fire hazard or other danger to <br /> neighboring property; would not merely serve as a <br /> convenience to the applicant, but is necessary to alleviate <br /> a demonstrable hardship or difficulty; is necessary to <br /> preserve a substantial property right of the applicant; and <br /> would be in keeping with the spirit and intent of the Zoning <br /> Code and Comprehensive Plan of the City. <br /> CONCLDSIONS, ORDER AND CONDITIONS <br /> Based upon one or more of the findings noted above, the <br /> Orono City Council hereby grants a variance to Municipal Zoning <br /> Code Section 10.24, Subdivision 5 (B) to permit the construction <br /> of a single family residence on this lot of 0.456 acre where a <br /> lot size of 1.0 acre is normally required for construction of a <br /> single family residence, subject to the following conditions: <br /> • Page 2 of 5 <br />
