l City of ORON O <br /> CITY RESOLUTION OF THE CITY C L '' <br /> OF NO. 2685 <br /> • R01140 <br /> WHEREAS, two separate right-of-way outlots are shown on <br /> the plat for dedication as private roadway, such outlots being <br /> designated on the plat as Outlots B and C. Outlots B and C <br /> contain the southerly portion of an existing private road serving <br /> properties to the west and north of the proposed plat; and <br /> WHEREAS, private road Outlot B shall remain owned in <br /> common with Outlot A. Outlot A is an 11.2 acre parcel intended <br /> to remain the ownership of Wayzata Country Club and intended to <br /> continue in use as golf course area. Any future residential <br /> development of Outlot A shall require Council approval; and <br /> WHEREAS, private road Outlot C shall remain owned in <br /> common with Lot 1; and <br /> WHEREAS , the subdividers have completed all <br /> requirements of the platting regulations of the City, including: <br /> 1. Completion of all the requirements of Resolutions #2657 <br /> and #2658. <br /> 2. Dedication on the plat of 33' of right-of-way for the <br /> public street known as North Ferndale Road. <br /> 3. Granting of road and utility easements over private road <br /> Outlots B and C. Outlots B and C are intended to remain in <br /> private ownership, and shall be maintained by the property <br /> owners who benefit from existing easements over said <br /> outlots. <br /> 4. Dedication on the plat of a drainage easement being 25' <br /> in width along the southerly lot line of Lot 2 to <br /> accommodate the existing drainageway on that property. <br /> 5. Execution of a Developer's Agreement providing for <br /> installation of certain improvements as a condition of <br /> subdivision approval. <br /> 6. Payment to the City of Park Dedication Fees in the <br /> amount of $200.00 for each of Lots 1, 2 and 3. <br /> 7. Payment to the City for the legal review and filing of <br /> the plat easements and other documents, in the amount of <br /> $300. 00. <br /> Page 2 of 4 <br />
