NO. 2689 . <br /> • ;z• <br /> • �-,: ,• <br /> F.` �l' <br /> � � A RESOLDTION GRANTING <br /> A VARIANC$ TO <br /> 1�iDNICIPAL ZONING COD$ <br /> SECTION 10.25, SUBDIVISION 6 (B) <br /> FILE #1435 <br /> WHSR$AS , John and Gail Nafus (hereinafter "the <br /> applicants") are the owners of the property located at 2580 <br /> Dunwoody Avenue within the City of Orono (hereinafter "City") and . <br /> legally described as follows: ' . <br /> Exhibit A, attached (hereinafter "the property"); and <br /> WHEREAS, the applicants have applied to the City for a <br /> variance to Municipal Zoning Code Section 10.25, Subdivision 6 <br /> (B) to permit the construction of a garage/storage addition, <br /> 24'x34' , to the rear of the residence to be located 14' instead <br /> of 15' from the right-of-way of Casco Point Road requiring <br /> • approval of a 1' setback variance. <br /> NOW, THEREFORE, BE IT RESOLVED by the City Council of <br /> Orono, Minnesota: � <br /> . FINDINGS <br /> 1. This application was reviewed as Zoning File #1435. <br /> 2. The property is located in the LR-1C Single Family <br /> Lakeshore Residential Zoning District requiring 1/2 acre in <br /> area. The property consists of 22,000 square feet. <br /> 3. The Orono Planning Commission reviewed this application <br /> on August 21, 1989, and recommended approval of the proposed <br /> variance based upon the following findings: <br /> A) The proposed addition will be located 43' from the <br /> travelled road portion of Casco Point Road. <br /> B) The garage had to be located to the east side of <br /> the rear because of the view windows along the western <br /> portion of the rear of the house. <br /> C) Side and front yards do not have adequate area <br /> within the defined building envelope to meet the <br /> • setback requirements for the proposed 24'x34' addition. <br /> Page 1 of 4 <br />
