It is not clear why the wall is <br /> proposed and why the grading plan does not propose a wider side yard swale north of the <br /> proposed home (recommended). If the wall is to remain it should be relocated so that the face of <br /> the wall is at least 5-feet from the property line. The wall also will require an engineered design <br /> submittal for review and approval. <br /> • The plans should show the existing sanitary sewer on the lake side of the home. The city should <br /> review whether or not an easement exists over the sewer. If no easement exists the applicant <br /> should provide a 20-foot wide utility easement centered over the existing pipe. <br /> • Final plans should include erosion and sediment control details. <br /> Once this information is received we can perform a more detailed review of the proposed project.
