Item #4 - REVISION <br /> Upon review of the printed staff report, I noticed errors in the "Application Summary" <br /> section of the report located on page 1. I've revised the summary box to reflect the <br /> accurate hardcover zone infortnation and rear/street setback proposed: <br /> Application Summary: Applicant requests the following variance in order to construct a <br /> 12' x 12' shed on the property: <br /> 1. Hardcover variance to permit hardcover within the 0-250' zone of 30% where 0% <br /> hardcover in the 0-75'zone and 25% in the 75'-250' zone are normally required <br /> and 30% in the 0-250' zone was approved by variance in June of 2004. <br /> 2. Street/rear yard setback variance to permit the proposed shed to be located 21' <br /> from the property line where 50' is normally required and the existing home was <br /> permitted to be setback 21' from the property line by variance. <br /> (Hardcover is measured within 0-250' from the lake as the required street setback and <br /> lake setback overlap requiring hardcover to exist within 75' of the lake. This 0-75' <br /> hardcover is transferred back to the 75'-250' zone where 25% would be the maximum <br /> allowed hardcover on the ro erty.) <br /> Staff Recommendation: Staff recommends that the Planning Commission discuss the <br /> policies of trading non-structural hardcover for structural hardcover and weigh that <br /> discussion against the reasonableness of the request in making a recommendation to the <br /> City Council. <br />
