We would definitely be more in favor of the �lan that provides access to <br /> the development from Willow Drive ral�her than through the Church parking lot from Glendale Drive. <br /> Here are a few thoughts why an access off Glend'ale may be problematic: <br /> 1) Our Ordinances do not ailow the construction of private roads to more than two homes. All new <br /> developments are required to have platted public streets. A cul de sac is rec{uired to have a 60' <br /> right of way with no less than 48' of pavement. For this type of situation, an access easement <br /> across the parking lot would not be permitted by the City. <br /> 2) Our Ordinances also discourage public street access points that are closer than S00' from each <br /> other. The proposed street would be less thqn 500' from Grand Avehue. <br /> 3) This access point would also require changes to the Church's parking area. The parking spaces <br /> would be required to meet a 10' setback from the new right of way,with landscaping within the <br /> setback. The Ordinance requires irrigated landscape, a specific number of trees per parking stall <br /> and also compliance with the number of parking spaces necessary for the size of the church <br /> building (a reevaluation). <br /> Hope that helps.
