We have the following comments in <br /> regards to engineering matters. <br /> 1. Access/Streets: A geotechnical report, R-value recoriunendation and pavement design should be <br /> submitted for review and approval. Final plans should include all applicable standard details for street <br /> construction. All driveway grades shall be 10%or less. <br /> 2. Grading and�rosion Control: Final plans should include a Storm Water Pollution Prevention Plan in <br /> accordance with Minnesota Pollution Control Association rules. The grading plan should be consistent and <br /> show swales centered on common lot lines between homes as shown between Lots 4 and 5. The grading <br /> plans should provide 2-feet of freeboard between the high water levels of any pond or wetland and the <br /> lowest ex�osed openuig to any home adjacent to the pond or wetland. This will require raising the <br /> proposed walkout elevations to at least 996.1 for Lots 8, 9,and 10. The street elevations proposed along <br /> the church side across from Lots 8 and 9 will dam water on the church property. The plans should be <br /> revised to include storm sewer or the street grades should be revised. The plans should also include <br /> wetland mitigation information for the proposed wetland impacts. <br /> 3. Sanitary Sewer/Water Main: Final plans should include a detailed sanitary sewer design. Plan and � <br /> profile views should be provided for all proposed sanitary sewer improvements. The ability to obtaui <br /> municipal water from Long Lake should be explored. If municipal water is available final plans should <br /> include a detailed water main design including plan and profile views over all improvements. <br /> 4. Storm Sewer/Drainage: Drainage area maps and drainage calculations should be submitted for review <br /> and approval. Plans should be submitted to Minnehaha Creek Watershed District for review and approval. <br /> Final plans should include storm sewer calculations and detailed stonn sewer desigu including plan and <br /> profile views of all proposed storm sewer improvements. The final stonn water pond design shall meet <br /> NURP standards. <br /> 5. Plat: The final plat should provide drainage and utility easements 10-feet wide along all exterior lot <br /> lines and 5-feet wide along all interior lot lines. Drainage easements should be provided over all ponding <br /> areas,wetlands and drainage ways. <br /> 6.
