Lot line re-arrangement with 1090 Wildhurst Trail whereby a land exchange would <br /> result in two non-conforming area and width ]ots to remain non-conforming in area <br /> and width. <br /> 2. Rear/Street yard setback variance to permit a setback of approaimately 8' when 30' is <br /> narmally required and 8' currently exists. <br /> 3. Submittal of a favorable engineering report regarding tlie existing foundation and its <br /> ability to withstand the proposed improvements. <br /> 2. Dedication of a 20' sewer easement centered over the existing sewer lines. This <br /> easement should be dedicated by both owners (1090 Wildhurst Trail and 4480 Forest <br /> Lake Landing). Staff is willing to negotiate the language of the easement to protect <br /> existing encroachments and other potential interests. <br /> 3.
