Due to the fact the toilet/shower building will <br /> exceed 120 s.f. in area, Council a roval is necessary. <br /> Staff Reconzmendntion: Planning Department Staff recommends approval of the <br /> � conditional use permit amendment subject to the building and septic codes. <br /> Pertinent Zoning Ordinance Sections <br /> Sec. 78-565. Conditional uses. <br /> Within any RS seasonal recreational district, no land or structures shall be used for the <br /> following uses except by conditioi�al use permit: <br /> (3) Day-use i�ec��eation ai°eas. Land or structures owned or used by any private club, <br /> association or group of unrelated individlials as a regular meeting place for group <br /> activities, includirlg without limitation boating activities, swimming, fishing, <br /> picnicking, athletic fields, nature'trails and other day use. Overnight cainping <br /> shall be permitted only on an occasional and incidental basis. This category <br /> includes day use scout, church, YMCA or YWCA camps, private nonprofit parks <br /> and boating groups, clubs or associations. This c�tegory does not include public <br /> day-use parks. A conditional use permit rnay be issued for a day-use recreation <br /> area, provided the applicant deinonstrates and the council finds that the�roperty <br /> is large enough to support the proposed use without adverse effect upon the lake, <br /> upon the land or wetlands, upon neighboring or nearby properties, and that extra <br /> private �recautions are t�ken for fire protection and for security of persons and <br /> 1 <br />
