New lots created in the LR-1 C district must be at least 0.50 acre in area and 100 feet in width. If you <br /> are considering constructing a driveway corridor to access a lot to the south (making a front lot/back lot <br /> configuration) that corridor must be platted as an outlot, must be at least 30' in width, and does not count <br /> toward the minimum lot acreage requirement. Further, in a front lot/back lot configuration, the back lot is <br /> required by Orono Zoning Code to have 150% of the minimum zone acreage requirement, i.e. 0.75 acres (click <br /> here for City Code section 82-256). It appears unlikely to City staff that your property containing approximately <br /> 1.15 acres can meet the minimum area requirements for a conforming front lot/back lot configuration, and at <br /> 132' in total width does not contain enough width to accomplish a conforming side-by-side split. <br /> You indicated you possibly will be contacting a surveyor to determine if a subdivision is a possibility.
